Females Leveraging Investment Properties e-learning is dedicated to educating women on the art of house flipping.
Audience: In designing this eLearning platform, the targeted audience was women keen on learning how to flip houses for profit. The platform caters to both beginners with little or no prior experience in real estate investment and those looking to refine and enhance their existing house-flipping skills. It was developed for women seeking a low-risk, scientifically-driven approach to house flipping, leveraging strategies like Other People’s Money (OPM). The aim was to empower women to gain financial independence, build wealth through real estate, and succeed in the housing market by learning proven repeatable methods.

The Problem and Solution
As an instructional designer analyzing a start-up like ‘Females Flip,’ the primary challenge I identified involved effectively educating and empowering women to succeed in house flipping, given their varying experience levels and backgrounds. Delivering a comprehensive curriculum that caters to both beginners and seasoned investors, while ensuring the content is relevant, accessible, and engaging, was the real quest. Additionally, the crucial need for maintaining high user engagement and facilitating the practical application of theoretical knowledge had to be taken into consideration. Building a supportive community for continuous guidance and feedback, scaling the platform to accommodate growth, and seamlessly integrating various tools for a cohesive learning experience presented significant challenges. Addressing these challenges required a strategic, adaptive approach to create an effective and empowering learning experience for the target audience
To chart a comprehensive solution for “Females Flip,” a real estate investment education platform, we leveraged Kajabi, PowerPoint, Google Docs, Canva, and Jivo-chat, along with various instructional design and visual design methodologies. We began with action mapping, defining key learning outcomes for audience segments like beginners and experienced investors. Storyboarding followed, outlining content flow and integrating multimedia elements. Using Canva, we created visual mockups and developed interactive prototypes in Kajabi to test functionality. Comprehensive content was then created, including videos, quizzes, and downloadable guides, and uploaded to Kajabi with interactive features and real-time support via Jivo-chat.
For visual design, Canva and Adobe Photoshop were used to craft appealing website and landing pages, implemented in Kajabi for a cohesive look. Customer journey mapping identified touchpoints, aligning content to ensure a supportive experience. Automated email campaigns were developed in Kajabi and Google Docs, nurturing leads and guiding users through the learning journey. Conversion tracking tools monitored progress, with feedback mechanisms in place for continuous improvement. This integrated approach ensured an effective and empowering learning experience, marked by standout features like interactive modules, visually appealing designs, comprehensive guides, and engaging email campaigns.
My Process
The outcome was a robust community membership program where members participated in live sessions once a month, fostering a sense of community and continuous learning. The automated processes ensured that members received regular updates, valuable content, and ongoing support, creating a dynamic and empowering learning environment. This strategic, adaptive approach not only met the diverse needs of the audience but also created a sustainable and engaging educational experience, empowering women to succeed in house flipping with confidence and expertise.
Action Map
I consulted with an experienced real estate investment advisor as my SME. Together, we created an action map that outlined common challenges faced by new and seasoned investors alike. Through this process, we noticed a common theme: the need for clear, accessible education on house-flipping strategies specifically tailored for women. This insight allowed us to create the learning goal we wanted to achieve with our educational materials: women will understand and follow best practices for house flipping to maximize their returns and minimize risks.
From there, the SME narrowed down the top three high-priority actions that would serve as the foundation for our educational content: understanding the financial and legal requirements of house flipping, implementing effective renovation and sales strategies, and utilizing funding methods such as Other People’s Money (OPM).
These actions were designed to be incorporated into a comprehensive learning platform using Kajabi, supplemented by visually engaging presentations and infographics in PowerPoint, detailed guides and feedback mechanisms. This strategic approach aimed to empower women by providing them with the necessary knowledge and tools to succeed in the house-flipping market.
Full Development
After collecting feedback and applying several iterations to refine the approach, the project for “Females Flip” consists of 50+ modules designed to educate and empower women in the house-flipping market.
In-depth Process:
~Audience Segmentation and Content Mapping: We began by using Draw.io to create an action map, segmenting the audience into first-time investors, experienced investors, and foreign nationals. This helped us tailor content specifically to each group’s needs and learning objectives.
~Content Creation: Utilizing Kajabi, we developed over 120 modules that included videos, quizzes, downloadable resources, and interactive elements. This platform allowed us to deliver engaging and structured educational content effectively.
~Visual Design and Presentations: Adobe Photoshop and Canva were crucial for designing visually appealing materials such as banners, social media posts, course thumbnails, and infographics. PowerPoint was used to create detailed presentations for webinars and workshops, simplifying complex concepts with interactive elements.
~Guides and Documentation: Google Docs was employed to write comprehensive guides and e-books, maintain detailed documentation of the instructional design process, and create feedback forms to gather insights and continuously improve the content.
~Community Engagement and Feedback: Kajabi’s community forum feature enabled interaction and support among investors. We also implemented feedback mechanisms to gather user input and make iterative improvements.
~Email Campaigns: A key aspect of the project was developing scripted email campaigns to nurture leads and maintain engagement. We crafted personalized email sequences for each audience segment, providing regular updates, valuable content, and calls to action. These campaigns were designed to guide investors through their learning journey, from initial interest to active participation and investment.
This comprehensive approach ensured that “Females Flip” was not only informative and engaging but also responsive to the needs of its diverse audience, ultimately fostering a supportive and empowered community of women investors.

_Comprehensive Guides: The detailed guides and e-books in Google Docs provided thorough educational resources that investors could refer to at any time.
_Community Forums: The community feature fostered a sense of belonging and support among investors, promoting continuous engagement.
_Effective Email Campaigns: The well-scripted email campaigns played a crucial role in nurturing leads, providing valuable updates, and keeping the audience engaged throughout their investment journey.
B) Timing is crucial: One of the key lessons learned from this project is the importance of timing. The ability to launch educational modules, email campaigns, and community engagement activities at the right time can significantly impact the project’s success. Ensuring that content is released promptly, particularly in response to market trends or feedback from investors, helps maintain momentum and keeps the audience engaged. Coordinating the different phases of the project, from content creation to deployment, required meticulous planning and scheduling to align with the needs and expectations of the target audience.
C) Relationship With Client: Building a positive and collaborative relationship with the client, “Females Flip,” was essential to the success of this project. From the outset, we established clear communication channels and a shared vision for the platform. This mutual understanding allowed us to align our goals and work seamlessly together.
Our interactions were marked by transparency and trust. Regular check-ins and progress updates ensured that the client was always informed and involved in the development process. Their feedback was invaluable, helping us refine and tailor the educational content to meet the specific needs of their audience. This iterative approach fostered a sense of partnership and collaboration.
By listening to the client’s insights and expertise, we were able to create a platform that truly resonated with the intended audience. The collaborative atmosphere also encouraged innovative ideas and solutions, enhancing the overall quality of the project.
